1. How much is your house worth?

Sites like Zillow give estimates, but they don’t give you the whole picture and can often be misleading. No two homes are alike, so there are many factors to consider when coming up with an accurate number for what your home is worth.


2. How much equity do you have?
Some people have a certain number in mind when it comes to a down payment on their next home. You’ll want to know exactly how much equity you have so that you can subtract the costs of selling and moving to come up with that down payment number.


3. What kind of preparation is needed before you list?
Do you have repairs that need to be made? Will you need to store items so that your home shows better? Would improvements like painting or landscaping help you get top dollar for your home? You may already have a “list” in mind, and I can also help you prioritize the items that will get you the highest return on your investment. I also have contractor recommendations!


4. What time constraints do you have?
If you are relocating for a job or building a new home, you likely have a very specific timeline in mind. If you’ve already found a new home you want to purchase, you probably want to get your current home sold very quickly. People that are downsizing or moving locally often have a bit more flexibility. I can help you take a look at the average days on market for a home in your neighborhood and price range, and help you work backward for the best time to list. Homes sell year-round, so your timeline is almost always more important than picking a date based on the season or how the market may shift slightly.


5. Do you feel ready?
The dollar and cents may align, but sometimes the timing is just off. Selling a home does take effort and commitment. Are you prepared to keep your home tidy and open to showings? Do you have resources for packing and moving? Do you have a holiday, vacation, or event that you’d like to get through first? I can certainly help guide you through the process and make it as stress-free as possible, but you will need to commit to preparing your home, communicating with me and potential buyers, and coordinating the moving process.
