Top 10 Tips to Sell Your Home Fast

While the market is always changing, I can count on some good tips to help move homes faster. Here are a few of my top tips to ensure your home sells quickly.

1. Get the asking price right. An asking price that is too high is the most obvious reason that a house doesn’t sell. The key is to work with your Realtor (me!) to evaluate recent sales and comparable listings, then price your home accordingly.


2. Think about curb appeal. When a potential home buyer drives by or sees your home on the Internet, they see the outside of your home. It takes a split second for someone to form an opinion about your home, so make sure things like flower beds and paint look fresh and clean.


3. Get rid of the clutter. Oversized furniture, packed closets, and messy countertops make spaces look smaller and worry buyers that your home may not be large enough to accommodate their things. Store things away or if you have a lot – consider temporary storage.


4. Invest in a stager. A few tweaks here and there can make a big impact. It can be worth a small investment toward a professional that can help make sure your home photographs and shows well.


5. Get great photography. This falls on my shoulders – and is essential nowadays when everyone shops for homes online.


6. Make smart updates. If every other comparable home has stainless steel appliances and yours doesn’t, that’s going to hurt your chances of a quick sale. Consider how a few updates (even if they are on the expensive side) might really pay off in the end.


7. Be accommodating to showings. Sometimes you’ll be asked to show your home without much time to prepare. If you say no, you may be missing out on a sale. Remember that it’s just temporary and try your best to have your home always showing-ready.


8. Don’t forget the small stuff. Homes that are move-in ready do sell more quickly. Taking a look at things like baseboards, cleaning your carpets, and giving your home a fresh coat of paint can greatly reduce your time to sell.


9. Avoid having major repairs. If your home needs something like a new roof, you’ll scare buyers – especially first-time buyers. While it’s costly, it can be even more expensive and add a lot of stress if you’re home won’t sell.


10. Make it smell good. Odors are a big turnoff. Pets, cigarette smoke, and certain cooking smells can cause a home to sit.
